Why Plaster Fails After Damp Treatment

Plaster can continue to blister, bubble or peel after damp work for several reasons, including residual moisture, hygroscopic salts, an unresolved source or an incompatible reinstatement system. Further investigation should confirm the cause rather than assuming the DPC or plaster is solely responsible.

Understand Hygroscopic Salts

Groundwater contains dissolved mineral salts, specifically chlorides and nitrates. As water is absorbed into the masonry wall over months or years, these salts travel with it. When the moisture evaporates into the room, it leaves the salts behind in the plaster. These are "hygroscopic", meaning they actively attract moisture from the surrounding air. Even if the wall is now dry at its core, the salts on the plaster face absorb air moisture, making the wall feel damp and ruining decorations.

Why Lightweight Gypsum Plasters Fail

Some gypsum finishes can be unsuitable on persistently damp or salt-contaminated masonry. The extent of removal and the replacement specification should follow the diagnosis, wall construction, moisture condition and product guidance.

The Correct Plastering Regime

Where finishes need replacement, the compatible option may be a salt-resistant renovation system, a breathable lime-based build-up or another specified finish. The correct choice depends on the substrate and diagnosed moisture source; no finish can compensate for an unresolved defect.

Persistent Building Defect or Damp Issue?

Ask about a written inspection report. Suitable remedial work can be quoted separately after the findings and limitations have been reviewed.
