What is a Level 2 Homebuyer Report?
Our Level 2 service is a construction-led property condition inspection designed to give buyers clear information before committing to a purchase. It considers the visible condition of agreed external and internal elements and records material defects that may require attention.
Who is a Level 2 report suitable for?
This report is ideal for standard, conventional houses and flats built of traditional materials (e.g. brick walls and tiled roofs) that are in reasonable condition and have not undergone major, unique structural alterations.
What We Inspect
During our detailed visual inspection, we check key elements of the building fabric, including:
- External Elements: Roof coverings, chimneys, gutters, downpipes, main walls, windows, doors, and external joinery.
- Internal Elements: Ceilings, internal walls, floor surfaces, staircases, and joinery.
- Dampness & Timber: Moisture observations and checks for visible signs of water ingress, condensation, mould, wood-boring beetle activity and timber decay.
- Services: A visual overview of accessible parts of the heating, plumbing, electrical and drainage installations. This does not replace specialist testing.

Common Defects Identified
