Rising Damp vs Penetrating Damp Explained

Understanding damp in UK homes is critical to preventing structural damage and health issues. Two of the most common forms of moisture ingress are Rising Damp and Penetrating Damp. While both result in wet walls and peeling paint, their root causes and treatments are entirely different.
What is Rising Damp?
Rising damp occurs when ground water travels upward through a building's masonry via capillary action. Because bricks and mortar contain tiny tubes (pores), they act like a sponge, sucking up groundwater that contains soluble salts (such as chlorides and nitrates). Rising damp is typically restricted to ground-floor walls and rarely rises higher than 1 to 1.2 meters. Standard symptoms include a distinct "tide mark" on the wall, crumbling skirting boards, and white, powdery salt deposits (efflorescence).
What is Penetrating Damp?
Penetrating damp is caused by water entering the building from the outside through defects in the building structure. Unlike rising damp, it can occur at any level on both external and internal walls. Common causes include leaking gutters, blocked downpipes, defective roof tiles, cracked external rendering, or deteriorated brickwork pointing. It is often highly localized and worsens significantly during periods of heavy wind and rain.
Diagnosis and Action
To fix damp successfully, never assume the cause. A professional damp assessment uses thermal imaging and dual moisture mapping to locate the source. Rising damp usually requires checking or repairing the damp proof course (DPC) and stripping salt-contaminated plaster, whereas penetrating damp is cured by repairing the building's external defect, such as fixing roof leaks, guttering, or repointing weathered brickwork.
