Our Level 3 service is Parkside's most detailed property condition report. Led by practical construction and diagnostic experience, it records material visible defects, interactions between building elements, likely damp pathways, inspection limitations and repair priorities.
Who Needs a Level 3 Report?
This more detailed scope may be appropriate where the building is:
- Built before 1950, or uses historic solid masonry construction techniques.
- Listed, non-standard or built using materials such as cob, timber framing or stone, subject to Parkside confirming that the requested scope is suitable.
- Significantly altered, extended, or converted from its original structure.
- Particularly neglected, in obvious disrepair, or has been empty for multiple years.
What We Inspect
During a Level 3 inspection, accessible and visible elements within the agreed scope can include:
- Roof and Attic: Visual inspection of accessible roof timbers, insulation, ventilation pathways and signs of insect activity or decay.
- Exterior Walls & Chimneys: Brickwork pointing, lead flashings, cracks, damp pathways, and original level configurations.
- Timbers & Flooring: Thorough checking of joists, sub-floor vents, timber decay, woodboring beetles (woodworm), and flooring deflections.
- Sub-Floor and Drainage: Checking visible air bricks, external gully structures, and drainage system outlets.
