Why External Ground Levels Cause Damp

UK properties built over the last 150 years generally feature a built-in horizontal barrier called a damp proof course (DPC). This barrier, made of slate, bitumen, or modern plastic, is designed to prevent ground moisture from rising through capillary action. However, this barrier is easily bypassed when external ground levels are raised too high.

The Danger of DPC Bridging

By law, a DPC should sit at least 150mm (about two bricks) above the external ground level. Over decades, paving blocks, raised garden flower beds, and tarmac driveways are often laid directly on top of older pathways. If these raised levels rise to meet or exceed the height of the DPC, they "bridge" the barrier. Ground water and rain splash then bypass the membrane, allowing wet soil to contact bare internal masonry above the protection line.

Typical Symptoms of Bridged Damp

When external soils bridge a DPC, moisture shows on internal walls at skirting board height. Paint will blister, plaster crumbles, and you may notice rotted floorboards nearby. Moisture meters will show high readings, frequently misdiagnosed by lazy contractors as failed DPC walls requiring expensive chemicals.

Corrective Remediation Works

The solution is almost always a physical earth-working correction. Standard remedial works include excavating garden soils back to the 150mm safe height, installing specialised low-level gravel margins, or cutting back raised patio slabs and paving to fit a line slot drainage channel (Aco-drain) along the brickwork base, allowing the wall structure to dry out naturally.
