When a Level 2 Report is Perfect

It provides a highly robust review of key fabric defects and damp elements without paying for structural over-analysis.

When You Must Choose Level 3

You should select our Level 3 Homebuyer Report if the building has any of these traits:

  • Constructed prior to 1950, utilizing historic solid brick, stone, timber frame, or cob materials.
  • Features significant post-construction alterations, such as extensions, chimney additions, or structural wall removals.
  • Is a listed property, or uses non-standard roofing materials (e.g. thatch or corrugated metals).
  • Exhibits clear signs of structural deterioration, bulging masonry, historic damp lines, or wide wall cracking.
