The Risk of Blocked Air Voids
To keep humidity levels low in the underfloor void, air must flow freely. This is achieved via external air bricks. Over decades, air bricks often become clogged with leaf debris, blocked by raised patios, or painted over. When this airflow is blocked, humidity in the underfloor void rises above 80%, wetting the timber joists. This creates the exact conditions for timber-destroying fungi: Dry Rot (Serpula lacrymans) and Wet Rot (Coniophora puteana).
How to Spot Joist Timber Decay
Wood decay is dangerous because it is often hidden until serious damage has occurred. Standard symptoms include spongy, bouncing floorboards, a distinct musty smell, or timber shrinkage (cuboidal cracking). In advanced cases, dry rot produces white, cotton-like mycelium sheets that can travel through masonry to destroy adjacent floors and doors.
