Black mould is one of the most common and hazardous complaints in modern UK housing. While landlords often blame tenant lifestyles and tenants blame structural defects, the absolute primary driver of black mould growth is almost always poor ventilation.
The Science of Condensation and Mould
Daily activities like breathing, showering, cooking, and drying clothes release liters of vapor into the air. If a home has poor air exchange, this moisture remains trapped indoors, raising the relative humidity (RH). When warm, humid air makes contact with cold structural points—such as uninsulated bay windows, external walls behind wardrobes, or cold steel lintels—it rapidly drops below the dew point temperature. The vapor instantly turns into liquid water. This pooled surface water provides the exact environment needed for toxic black mould spores (like Aspergillus and Stachybotrys) to germinate and thrive.
Why Stagnant Air Exacerbates the Issue
In addition to surface wetness, mould requires stagnant air. Proper air movement distributes heat evenly and helps moist surfaces dry. Modern double gazing, sealed fireplaces, and blocked air bricks trap damp air like a plastic bag. Without regular mechanical air extraction, relative humidity levels stay constantly above 70%, making mould breakout inevitable.
Effective Ventilation Solutions
To break the mould cycle, you must restore continuous low-velocity air exchange. Key systems include replacing old, failed bathroom axial fans with high-efficiency, continuous extracting dMEV (decentralised mechanical extract ventilation) fans, installing passive dry air vents, or implementing a Positive Input Ventilation (PIV) unit in the loft space to gently circulate fresh filtered air.
